What sort of ownership are these properties?

Some of the properties sold are stratum in freehold, also known as a unit title. This is the same concept as purchasing a property in full, in the general market.

Majority are sold as leasehold properties, under our Secure Homes programme.

When could I move into my new home?

Peake Mews: Stage 1 is complete, with our first 8 households having moved in at the end of 2023. Stage 2 is underway, due to be completed and ready for move in mid 2025.

Ohaupo Road: These homes are now ready for move in.

 

How much are the Body Corporate costs per annum?

Body Corporate fees vary between developments – this may sit between $2,000 – $3,500 per annum, per home.

What does the body corporate fee cover?
  • Building insurance
  • Repairs and maintenance to common areas
  • Ground maintenance of common areas
  • Electricity and water supplied to common areas
  • Rubbish collection (from rubbish collection bay)
  • Administration of the Body Corporate
  • Long term maintenance plan (subject to Body Corporate approval)
If I decide to purchase, how much deposit do I have to pay now?

5% deposit to be paid on going unconditional.

Where is my deposit held?

The deposit will be paid into a trust account, held by Bridge Housing’s lawyer.

If the project doesn’t go ahead, what happens to my deposit?

If the agreement is cancelled for reasons other than the default of the purchaser, the purchaser will be refunded their deposit.

Can I choose my own colour scheme?

For both Peake Mews and Ohaupo Road, you can select from two colour schemes (light and dark), subject to availability.

What parking will be available? Will it be a designated space?

Yes, each home will be allocated a parking space.

What are the planned communal facilities?

The developments will feature outdoor living areas for the community to enjoy.

Who will look after these facilities and who pays for the maintenance?

The Body Corporate is responsible for managing maintenance of all communal areas.

Who will be building the homes?

Stage 1 at Peake Mews has been built by Anthem Homes. Stage 2 is being built by Holah Homes.

Ohaupo Road has been built by Da-Silva Builders.

Can I have a shed for storage?

Peake Mews: Yes, you can purchase a shed to go in your backyard out of a couple of size/colour options approved by the Body Corporate (options can be seen on request).

Ohaupo Road: For most properties, sheds are not permitted due to visibility to neighbours – insight on this for a specific property can be obtained from the Body Corporate.

 

How sound-proof are the townhouse units?

All townhouses are built to standard, with thick walls between units to provide sound-proofing and fire-proofing.
